When you are buying a home, you probably focus on the layout and flow of the home first, the appliances second, the number of bathrooms third, and the HVAC system last — if at all. However, make HVAC systems a priority when shopping for homes if you want to protect your investment. HVAC issues often lead to expensive repair bills, and there is nothing worse than buying a home that requires constant fixing up within the first year of ownership.
The HVAC (heating, ventilation, and air conditioning) systems in your home are vital to your family’s well-being. A professional can check the furnace and AC units as well as the ductwork, thermostat, and other HVAC components before you sign on the dotted line. Even if you decide to buy the home despite possible issues, you will know what to expect. An expert can tell you how well the units perform, or are going to perform, depending on their age, condition, type, and functionality. You do not want to buy a home with an HVAC unit that is at the end of its lifespan, only to suffer during a summer heat wave while waiting for a repair professional.
A prospective homeowner needs to ask a few questions about the HVAC system to avoid trouble. In the infographic below published by Integrity Comfort Solutions, you will find the relevant questions to ask the current homeowners, and information to search for on the units themselves. Taking the time to investigate the HVAC’s condition is a small investment compared to the cost of an unexpected repair.

Another good idea would be to have the unit regularly inspected. That way you can ensure it is always running how it should. If there is a problem, it can hopefully be spotted before it gets any worse. That will hopefully save your from spending a lot of money trying to fix a big issue.
